Pubs & Restaurants Market Insight: South West & Wales

Across the South West and Wales, the appetite for quality pubs and restaurants remains strong. Although the market has become polarised, with buyers focusing on premium assets and those below £500,000 that can be purchased for cash.  

Pubs with letting accommodation are proving most popular. So too are properties with significant land and scope to develop guest accommodation or experiences such as glamping, dining pods and caravan pitches. Alongside this, restaurants, coffee shops and freehold sites are also in demand.

 Buyers have been a mix of independent operators and pub companies seeking out individual sites to tenant. In urban areas, many local multiple operators have been keen to push ahead with acquisitions and expand their portfolios, despite the challenging economic backdrop. We’ve also seen an uptick in new entrants from overseas and lifestyle buyers returning from urban areas to their hometowns.

A rural woodlands pub near Trevethow Manor Estate in Cornwall. The pub was sold to Trust Inns with the intention to lease it out.

Wesley House, Winchcombe

A well-established and popular restaurant acquired by a multiple operator living next door.

The Hunters Inn, Gloucestershire

A characterful Inn with a 22-space caravan site within the 4.5-acre site. The hotel was acquired by an American buyer who was relocating to the UK.

Mousetrapp Inn, Bourton on the Water

An award-winning Cotswolds which received multiple bids from all aspects of the market, from pub operators to private individuals.
