18th Century Georgian Country House on the Northumberland coast sold
Specialist business property adviser, Christie & Co has completed on the sale of Marshall Meadows Country House Hotel, a handsome 18th century Georgian manor house, near the popular coastal town of Berwick-upon-Tweed.
Surrounded by 12 acres of picturesque gardens and regarded as England’s most northerly accommodation as it lies just a few hundred metres from the Scottish border, Marshall Meadows is a well-known and profitable hotel, which enjoys good levels of repeat business.
Boasting a wealth of period elegance throughout and 19 well-appointed en-suite rooms, many with sea or garden views, the hotel also provides public areas to include a charming bar with views across the lawns and patio, a restaurant with a mezzanine breakfast room, the large Border Function Suite, which is utilised for weddings and events and the Music Room which provides conference and meeting options.
The sellers are brothers, Robert and David Hester who have owned and operated the hotel since 2011 and made the decision to sell to retire from the sector. The successful sales process was led by Mark Worley, Director at Christie & Co and despite the property coming to market during the second national COVID-19 lockdown, the team was able to generate interest amongst a number of potential buyers and attract multiple bids before selecting a buyer and finalising the sale, all within three months.

The business had been on the market for almost two years with another national estate agent without any interest before my brother David and I turned to Christie & Co, as we have heard of their regional successes in the hotel market. Sure enough, with 24 hours of giving them instructions to proceed, we had viewings and after two weeks we found ourselves in the fortunate position of having several offers to choose from. With Mark’s expert guidance and daily communication, we managed to agree an excellent deal ahead of Christmas, which was way beyond our hopes and expectations, particularly in the current climate. I am now able to enjoy a well-earned retirement thanks to Christie & Co and we wish the new owners all the best in taking the hotel to the next level.”

Due to the foreign travel restrictions presently in place, rural hotels such as this have been selling well, so it came as no surprise when my initial marketing initiatives and phone calls were met with keen interest from prospective buyers. Indeed, we could have sold the hotel many times over and there were several very disappointed parties, but we chose to run with Nigel, Phillip and David at RMM Holdings Limited, who moved ahead swiftly, and the deal completed in time for the Christmas closedown.

Marshall Meadows Country House Hotel was sold off a guide price of £925,000 for the freehold.
