Beachfront holiday park & bar in Brean reduces asking price
The Lazy Days Holiday Park located in the popular Somerset coastal resort of Brean, which is on the market through specialist business property adviser Christie & Co, has recently had its asking price for the freehold interest reduced.
Situated across one acre of grounds, the full offer comprises the Lazy Days Caravan Park, which features 15 six berth static caravans, and the Ocean Bar Public House which is a substantial licensed business with capacity for 150 covers indoors and a further 50 on the outside terrace. The site also includes the Ocean Waves Café which is independently operated under a one year rolling lease, generating an additional annual rental income.
The Ocean Bar operates year round, currently trading purely on wet sales with 600 barrels per annum, and has the unique advantage of being the only pub in the area with a beer garden that leads directly onto the beach, offering an ideal spot for patrons to enjoy the panoramic sea views.
Owner’s accommodation is also provided on the first floor of the Ocean Bar, consisting of a one-bedroom self contained flat with a separate entrance and a roof terrace which benefits from stunning coastal views.
A top leisure destination in the South West, Brean is home to one of the largest concentrations of caravan and camping parks in the UK. With its beautiful National Trust coastal headland attracting visitors locally and from further afield, the well established holiday resort is ideally placed within easy access of other nearby tourist hotspots including Cheddar Gorge, Wookey Hole, and Weston-Super-Mare.
With trade for Lazy Days thriving between Easter and October on a high proportion of repeat visitors, the profitable business also maintains healthy local trade with the Ocean Bar during the winter.
The current owners, Brian & Valerie Kear acquired Lazy Days in 1998, after Mr Kear stumbled across the property in search of gas for his caravan. After nearly 20 years in the business, they are now looking to retire and hope that a new owner will enjoy running the business in the same vein.
Nicholas Calfe, Director at Christie & Co’s Bristol office who is handling the sale comments; “The price reduction to this highly profitable business presents an ideal opportunity for either an investor to operate under management or a family to run hands on during the most active months of the year, providing the rewards and time off in the winter months to enjoy a lifestyle abroad in the sun. The high barrelage of 600 brewery barrels a year also generates additional income adding to the attractiveness of this business to a variety of buyers. Due to the strong trading accounts, funding is likely to be available for the purchase.”
Christie & Co is now seeking the new asking price of £895,000 for the freehold interest of Lazy Days Holiday Park.
