Berkshire village pub comes to the market

The Elephant & Castle pub in the village of Hurst in Berkshire has been brought to the market by specialist business property adviser, Christie & Co.

Situated in a prominent position in the village, this delightful two storey pub, which dates back in parts to the 1890s, features character and charm throughout.  Traditional oak flooring, wooden beams, tub chairs and multi-fuel burners all complement the welcoming environment.

Offering a host of ales, craft beer and real ciders together with hearty home-style classics, the business has built up a good reputation among the local and wider community.

The ground floor comprises two bars and a dining area for 65 covers, a laundry room/staff lounge area, staff kitchenette, fully equipped commercial kitchen, storage room, cellar and ladies and gentlemen’s toilets.  The first floor offers sizeable three bedroom owners’ accommodation which could be converted to letting rooms, subject to planning.

There is a good sized beer garden to the rear with bench seating for 65 covers, a children’s play area and a decked smoking shelter and to the front, further seating for approximately 25 covers as well as ample parking.

Mark Loveday of Christie & Co’s Reading Office is handling the sale and comments: “The Elephant & Castle offers a fabulous opportunity to acquire a well established business in an excellent location and would appeal to a first-time entrant to the market or equally, a multiple operator looking to add to their portfolio.”

Christie & Co is seeking £139,950 for the leasehold with a current annual rent of £46,000.
