Located in Italy, in the heart of Tuscany, the large estate that stretches across the hills in the south-eastern part of the province of Siena, “Poggio alla Sala”, was originally developed by a Tuscan noble family more than 200 years ago.

The resort, which closed in 2012, consists of several individual buildings which house 51 generously proportioned rooms. Set within the Sangiovese vineyards the property also features two outdoor pools, one meeting room, a spa with indoor pool and a restaurant. The site is well-connected, yet also allows guests to enjoy a secluded and peaceful environment, thanks to its exclusive location and unspoilt surroundings.

Italy is regarded as one of the world’s leading travel destinations and Tuscany is the second most important region in the country in terms of tourist numbers, with 47.6 million tourist nights recorded in 2018.

Since the Renaissance, the province of Siena has attracted many aristocrats, international artists, celebrities and wealthy individuals. The area is an established and exclusive tourist destination, home to several international resorts. Also nearby is the world-famous medieval, Renaissance-hill town of Montepulciano, which draws steady visitors each year thanks to its panoramic views, medieval history and iconic wine heritage.

The availability of “Poggio alla Sala” represents a rare opportunity to acquire an exclusively located property with rich historical heritage in the heart of Italy and transform it into an all-suite upscale resort. For buyers interested in wine production, there is an exciting option to buy a section or the entirety of the surrounding vineyards together with the nearby winery in addition.

Leonardo Stassi, in charge of hotel investments at Bayview comments, “We have worked to preserve Poggio’s history and beauty, and feel it is now ready to be developed into a quintessentially Tuscan resort with its’ cypress dotted access road and open view over rows of Sangiovese and olive groves.”

Anna Friedrich, Associate Director at Christie & Co comments, “This secluded resort with its notable heritage, will appeal to private investors, family offices and brands looking to acquire an outstanding villa in the heart of Italy and transform the property into an upscale resort.”

Veronica Sagliaschi, Real Estate Advisor at Coldwell Banker Commercial Hospitality Division, adds, ‘’This exclusive resort, surrounded by vineyards and beautiful landscape, represents an opportunity for the top players in the hotel sector. Indeed landscape, art and food have always contributed to the constant growth of the Italian hospitality market."
