This is a fantastic opportunity to acquire a profitable hotel in the Scottish Borders, which is hugely popular with locals, visitors from Edinburgh and nearby Penicuik as well as walkers and outdoor enthusiasts, being close to The Pentland Hills Regional Park.

The Gordon Arms enjoys a prominent roadside location on Dolphinton Road, forming part of the A702, and sits within a  traditional, two-storey stone building. It features four en-suite letting bedrooms and lounge bar, public bar and restaurant, along with a decked beer garden and car park for guests.

The hotel also comes with owners/manager’s accommodation consisting of a lounge and two double bedrooms at the attic level.

Tony Spence, Hospitality Business Agent at Christie & Co, who is handling the sale, comments, “Opportunities to purchase a well-performing business in the Scottish Borders such as this are rarely available. The business operates as a popular country hotel with four en suite letting rooms and provides fantastic traditional food and accommodation, boasting great reviews on TripAdvisor, Google and Facebook.”

The Gordon Arms Hotel is on the market at £495,000 for the freehold going concern.
