Specialist hotel property adviser Christie + Co has been exclusively appointed to market the freehold interest in the luxurious Radisson Blu Resort & Spa Sun Gardens in Dubrovnik.

Overlooking the turquoise waters of the Adriatic Sea, the award-winning beachfront resort was built in 2009 and quickly established itself as one of Croatia’s leading luxury hotels.

The hotel boasts 201 individually designed bedrooms and suites, extensive conference facilities, a range of fine bars and restaurants, and spectacular leisure facilities including an award-winning spa.

In addition to the rooms and suites, the resort offers 207 premium Mediterranean style residences, of which the majority are still up for sale, allowing the future owner to generate immediate profit.

Lukas Hochedlinger, Christie + Co Managing Director of Austria & CEE, says: “Sun Gardens Dubrovnik represents a rare investment opportunity in the sought after Dalmatian Riviera. The property enjoys a prime beachfront location with easy access to Dubrovnik city centre and Dubrovnik Airport Cilipi.”

He adds: “While the entire resort is performing exceptionally well and consistently posting strong levels of room rate and occupancy growth, the hotel provides potential purchasers with a variety of opportunities to optimise performance and enhance future value, such as the development of further buildings on two adjacent land plots which also form part of the resort.”

A favourite leisure destination during the summer months, Dubrovnik, nicknamed ‘Pearl of the Adriatic’, is also a leading MICE destination during the shoulder season. Since 2006, arrivals in the city have increased by over 80% and overnight stays by over 70%. In 2014, Dubrovnik registered a record performance with more than 850,000 arrivals and over 3.1 million overnight stays, 12% more than the previous year.
