Christie + Co instructed with the sale of three resort hotels

The hotel property expert Christie + Co has been exclusively instructed with the sale of a portfolio of three established 4-star resort hotels. Two of the properties are located in the Carinthian Alps and one in the West Bohemian Spa Triangle in the Czech Republic. The highly profitable hotels offer a total of more than 500 bedrooms and can be purchased as a package or individually.

“This is a solid investment opportunity thanks to lease contracts with a top operator,” says Lukas Hochedlinger, Managing Director at Christie + Co in Austria and CEE. The hotels are all operated by a renowned hotel chain on the basis of long-term lease contracts. Clarifying the conditions, Hochedlinger says “If desired, however, alternative scenarios would be tested.”

Hochedlinger believes in the high potential of resort hotels, which are easily accessible by car all year round: “The Alpine region is one of the most attractive tourist destinations in the world and has always been heavily characterised by tourism. Hotels in good locations and with good concepts are in the best position to be sustainably profitable.” The second major topic is health tourism; with an aging society and generally growing health consciousness, a rethink is taking place in this field. “Hotels that combine traditional methods and modern treatments will certainly come out on top,” he explains.

That this balancing act can succeed is demonstrated by all three hotels for sale. With their modern architecture made from natural materials, the hotels in Austria blend harmoniously into the Alpine landscape and are among the leading establishments in their respective regions. The historic Art Nouveau jewel in the Czech Republic is also one of the leading hotels in the sophisticated spa town.

The concept of each of the hotels has a different focus. One of the establishments is located in the largest ski and hiking area in Carinthia, near the ski lifts and golf clubs, and is oriented towards sports tourists in both summer and winter.

Being located in the most popular ski resort for families in Carinthia, the main focus of the second resort is on family tourism. It is based on a classic club concept with extensive child care, its own ski school, and entertainment for young and old, especially in the peak summer and winter seasons.

The hotel in the Czech Republic, on the other hand, is a hybrid concept of a spa and health resort, which is primarily focused on health resort guests who receive preventative medical treatments during longer stays. However, weekend guests also take advantage of the spa services on offer.
