Christie & Co markets 7 Days Premium Hotel at Leipzig/Halle Airport

Hamburg-based property team AG is developing a 150-bedroom budget lifestyle hotel at Leipzig/Halle Airport. The hotel is due to open in February 2018 and will be operated by Plateno under the 7 Days Premium brand. Specialist hotel property adviser, Christie & Co has been exclusively appointed to identify an investor. The transaction will be enacted as part of a structured sales process.

The hotel will have 150 bedrooms to a 3-star standard; an open-plan lobby on the ground floor will connect reception to the breakfast and co-working areas, while a 55-square-metre divisible room will provide space for meetings and small-scale conferences. Utilising modern technologies, such as check-in by smartphone, the 7 Days Premium brand aims for a tech-savvy target group.

The airport gates are a stone’s throw away, while the S-Bahn reaches Leipzig city centre in less than 15 minutes. Leipzig/Halle Airport is not only the launch pad for many holiday destinations, but it is also Germany’s fifth largest cargo airport and a focal point in one of the country’s foremost logistics regions. Moreover, many global businesses and reputable chemical firms have based their operations in the vicinity of the airport.

Jebo Samuels, Senior Consultant Investment & Letting at Christie & Co, explains: “The forward-looking concept of 7 Days Premium, a strong lifestyle brand operated by Plateno, coupled with the hotel’s ideal location at Leipzig/Halle Airport, promises potential investors high profitability and a secure return.

“The combination of business generators in the hotel’s surroundings means the hotel operator can generate turnover in many ways. On the one hand, the hotel will take advantage of tourists looking for affordable accommodation with good connections to the city centre as well as guests making use of Park, Sleep & Fly. On the other, the airport and the companies based in the vicinity will ensure a high proportion of business clients and conference attendees.”

Stephan Brüning, Senior Consultant Investment & Letting at Christie & Co, adds: “Thanks to its good transport links, the location also benefits from the positive development of the nearby city itself. Leipzig, the fastest growing city in Germany at present, is often regarded as the new Berlin due to its nascent creative scene.

“With its tradition-conscious trade fair grounds and historic old town, the city is also a centre of printing and bookselling and home to one of the world’s oldest universities, alongside colleges of business and music. Leipzig appeals to city tourists and business travellers in equal measure. The city’s accommodation establishments have been developing strongly for years, with tourist demand climbing even faster.”

By 2016 the number of arrivals was up 32 percent on the 2011 figure, while the level of overnight stays had climbed by 36 percent. In the same year, performance indicators for the Saxon city also improved ; according to STR, Leipzig had raised its RevPAR by almost 10 percent in the previous year.
