Cliftonville coastal guest house comes to the market

Specialist business property adviser, Christie & Co has been appointed to market The Dalby Rooms, a boutique guest house in Cliftonville, the coastal area of Margate, in Kent.

Built in 1860, the four storey Victorian property is situated in Dalby Square, which has seen recent investment from a £2.5 million Townscape Heritage Initiative (THI) Grant Scheme, dedicated to preserving its unique heritage. The Dalby Rooms underwent a full refurbishment programme before opening its doors as a guest house in March 2017 and comprises 11 stylish guest bedrooms equipped with smart TVs and complimentary WiFi, a guest lounge, kitchen, bar and dining room, where guests are supplied with a daily continental breakfast.

The hotel sits in close proximity to a range of amenities and attractions, including the Turner Contemporary Gallery, the Harbour Arm which provides a selection of bars and restaurants and Dreamland Amusement Park, and draws a mix of leisure and corporate guests. Free roadside parking is available to the front of the property, which is easily accessible via main road links, with well connected Margate train station also nearby.

Operated under the ownership of current owners, Stefano and Alison Draper, who live off site, the business is managed remotely by the husband and wife team. As the property has a secure remote check in system installed, guests can enter the building and their rooms without the need for the owners to be on site all the time.

Andrew Moore, Director at Christie & Co is handling the sale and comments, “The Dalby Rooms provides an exceptional opportunity for a purchaser wishing to own a business which requires very little input. Situated in a prominent setting, this residence has been rated ‘Best Value for Money Guest House in Margate’ by Booking.com and enjoys good occupancy levels. There is plenty of scope for a new owner and operator to capitalise on the business’ technology investments, strong reputation, and guest offering to further build trade.”

The Dalby Rooms is being marketed off a freehold guide price of £695,000.
