Contemporary roadside inn close to Bristol Airport on the market

The Darlington Arms, a contemporary pub with rooms situated in a prominent trading position on the A38 in Wrington, Somerset, has been brought to the market through specialist business property adviser, Christie & Co.

Previously an old coaching inn, known as The Bell, the current owners fully restored and completely refurbished the two-storey detached property in 2015 and reopened for trading in January 2016. The pub comprises a main bar area with table seating for 30 plus a lounge area set aside in front of the wood burner, a games/snug area with seating for 14, and an open plan restaurant for up to 36 covers. In 2017, seven boutique letting bedrooms were added, which are named after local villages.

Externally, there is a raised terrace and patio beer garden for up to 50 covers and on site car parking for up to 20 vehicles. Whilst there is currently no owner’s accommodation, there is a large, elevated store room on the site which could be converted into self contained accommodation subject to planning permission.

Sitting approximately two miles away from Bristol Airport and 10 miles south of Bristol city centre, the business is ideally placed to capture the high volume of passing trade to and from the bustling city.

The current owners, Helen & Neil Maxwell, saw the Darlington Arms as a personal project to ensure that the pub thrived and to realise the unfulfilled opportunity to create letting rooms, which they have now successfully completed. Now they are looking to move on to focus on their careers and pass the strong foundations of the business on to a new owner who can continue to drive and grow the Darlington Arms. Mr & Mrs Maxwell comment, “A great opportunity for new owners to prosper on an already great business!”

Nicholas Calfe, Director based in Christie & Co’s Bristol office comments, “This is an excellent opportunity for hands on owner operators to put their own stamp on the business, introducing their own style of food and choice of local ales to generate more customers from the area, with the added bonus of the property being so recently refurbished to such a high standard. The trading location has so much around it, including a wide range of tourist destinations such as Cheddar Gorge, and is so conveniently placed for a stop off to Bristol city and airport.

“We anticipate high levels of interest, as the tourism market in the South West continues to thrive, hospitality businesses in such an ideal location are sure to be attractive to a range of potential buyers.”

The Darlington Arms is on the market off a guide price of £599,000 for the freehold interest.
