Set amongst the picturesque countryside, at the foot of Northumberland National Park, the traditional English pub enjoys a prominent roadside position and famously overlooks the world heritage listed Hadrian’s Wall; an historical landmark known to be the north-west frontier of the Roman empire for nearly 300 years.

The stone wall was built by the Roman army as a defensive barrier under the orders of the emperor Hadrian in AD 122 and continues to stand today, as part of a hugely popular walking route which draws thousands of visitors each year. Other attractions which draw tourists to the area include the iconic Sycamore Gap and The Sill National Landscape Discovery Centre.

The Milecastle has been owned and by Kevin & Clare Hind for the past 17 years. In addition to its idyllic views of the Wall, it is well-known for serving home-cooked fayre and fine real ales. The cosy pub has retained much of its original design features including exposed beams and bare stone walls, with traditional decor that nods to its rich history. Guests can also enjoy a drink or meal in the beer garden to the side of the property, which boasts stunning views of the surrounding countryside.

They comment, “We have thoroughly enjoyed our time at The Milecastle, and it has afforded us a fantastic way of life for nearly two decades. The pub has only had three owners in the past 60 years, including ourselves. It’s a beautiful place to live – you’re in the countryside but within 45 minutes’ drive of Newcastle and can get to Carlisle in half an hour. We’ve got some very loyal local customers that we’ll miss when we leave and the tourist trade during the peak months of Easter – October is excellent. We’re both of retirement age now and we’re looking to wind down.”

Adjoining the pub are two self-contained holiday cottages, making it a popular choice for tourists to the area, particularly in the summer months. Located just behind the pub, each cottage features a loungeroom with kitchenette, double bedroom and ensuite bathroom.

With a well-presented three-bedroom owners flat also onsite, the Milecastle Inn presents an excellent opportunity for an owner-operator looking to make a lifestyle investment. Alternatively, an experienced operator looking to expand their portfolio could look to grow the current offering, by introducing further letting rooms and looking to run the pub as a managed house.

David Cash, Associate Director at Christie & Co is handling the sale and comments, “We have seen an increased demand from buyers for this type of business, which benefits from the security of multiple income streams. The letting accommodation and being in a tourist setting is crucial to its success. Northumberland has caught the attention of lots of hospitality buyers in recent months, particularly those looking to draw upon the suspected influx of staycation visitors in 2021 and beyond and we have completed on a number of deals within the area as a result.”

The Milecastle Inn is on the market with a guide price of £395,000 for the freehold interest.
