Located  inside of Devon’s Dartmoor National Park, Badgers Holt was once an old fishing lodge, and stands at the foot of the 1,300 feet high Yar Tor, a famous beauty spot where the east and west tributaries of the River Dart meet.

Built on the spot where Dartmoor legend Old Joe Leaman lived, Badgers Holt prides itself on being the most famous tearoom on the moor.

Being situated at such a popular tourist spot means that the business benefits from a high footfall as well as from having a number of attractions on site.

The business, set in around three acres including half a mile of river, comprises a 160 cover licensed restaurant and tea room, gift shop, three self-contained holiday letting apartments and a separate ice cream and snack kiosk which serves the Dartmeet Bridge public car park. The site also includes a bakery which currently makes goods for the restaurant and tearoom. The business currently trades for 10 months of the year and only opens during the daytime.

In addition to the business premises, Badgers Holt also houses a two double bedroom owner’s apartment as well as an office.

Stephen Champion, Licensed Business Agent in Christie & Co’s Exeter office is handling the sale. He comments: “Badgers Holt has been owned and operated for the past 13 years by its current owners and there is now a fantastic opportunity for a new owner to take over and further maximise the potential of the business.

“This could be done by advertising, extending the operating hours, opening the business all year round and developing the use of booking portals for the letting accommodation. With a site like this, the possibilities really are endless.”

Christie & Co is seeking offers around £1,150,000 for the freehold interest.
