Former 18th century coaching inn for sale in Sedgefield
Specialist business property adviser, Christie & Co has been instructed to sell The Hardwick Arms Hotel, a 1750’s former coaching inn located in the picturesque village of Sedgefield near Durham, Teeside and North Yorkshire.
Originally Sedgefield’s main coaching inn, the Hardwick Arms served as a stop for refreshments and overnight accommodation for stage coaches travelling from London to Edinburgh. Today, the inn boasts a restaurant, bar and accommodation in the form of eleven well appointed, en suite letting rooms with a traditional decor throughout, which is in keeping with its past.
The current owners acquired the Hardwick Arms in February 2010 and following a major refurbishment and rebranding, the Hardwick Arms’ restaurant and accommodation were trading by the end of the year.
David Cash, Business Agent at Christie & Co’s Newcastle office comments, “The Hardwick Arms is a business with a strong reputation for food with its bedrooms being very well occupied, particularly by people visiting Sedgefield to attend Sedgefield Racecourse. The area continues to see significant investment by way of residential housing developments and the imminent extension of the close by North East Technology Park.
“Owner’s accommodation is provided in addition to the eleven letting bedrooms, offering an excellent opportunity for a live-in owner-operator to build on existing trade. Alternatively, if a multiple operator were to run this as a managed house, this could be utilised as staff accommodation or as further letting bedrooms.”
Christie & Co is seeking £365,000 for the freehold of The Hardwick Arms. The owners will also consider the grant of a new Free of Tie lease on terms and at a rent to be agreed.
