Former award-winning public house with rooms for sale

Specialist business property adviser, Christie & Co has brought to market Blacksmiths Clayworth, a recently closed, award-winning public house and restaurant with letting rooms, located in Nottinghamshire.

Situated in the idyllic village of Clayworth, the pub was forced to close its doors in July 2020 due to the current COVID-19 pandemic. Prior to closing, it was a popular eatery, high end guesthouse and events venue within the village for years, with a 4.5-star rating on TripAdvisor.

Clayworth sits six miles north-east of the market town of Retford, on the River Idle, which is renowned for its eclectic mixture of restaurants, independent shops and a monthly farmers market. A very popular annual continental market also draws many visitors to the area.

The property comprises an open-plan public house and restaurant with space for 100 covers, which opens onto a large outdoor beer and dining garden terrace. The first-floor features a bar and external balcony space used for private dining functions, weddings, and special occasions.

To the rear of the property is a large 40-space car park, whilst the four outstanding AA 5* Gold awarded rooms are housed in the separate Kings Farm Cottage, one being a large suite with kitchen facilities, together with a two-bedroom cottage.
The current owners, Vicki and William Foers have made the decision to sell to focus on their other investment property and new business ventures outside of the sector.

Vicki comments, “Blacksmiths was bought as an investment nine years ago and we are very proud of the fabulous reputation it has gained over the years.  It will be very sad to sell, however my passion lies in design and I feel the time is now right to focus on running our other business and move onto new projects outside of the hospitality industry.”

The sale of Blacksmiths presents a unique opportunity for an independent, regional or corporate hospitality operator to acquire and re-open a substantial pub restaurant with diversified revenue streams, including high end letting suites and proven wedding and events potential, as the business has a wedding license.
There is further development potential for the commercial site, subject to obtaining the correct planning permission, however the well-maintained business requires minimal internal and external investment if this is not of interest for the prospective buyer.
