Based predominantly in the Midlands for over 30 years, the new owner, Restful Homes Group are known for building best-in-class, purpose-built care facilities. They have had a requirement in Stafford for some considerable time, jumping at the opportunity to acquire the substantial, well-positioned site which is spread across circa 2.77 acres. Their intention will be to demolish the existing hotel building and replace it with a purpose-built care facility offering a range of specialist care services to the local area.

Tom and Josh Cawley of Restful Homes Group comment, “We have operated successfully in the West Midlands for over thirty years, delivering exceptional facilities and high quality care for our residents. Stafford has always been a target location for us, but we have struggled to establish a foothold in the area given the lack of suitable sites. However, when Christie & Co approached us regarding Tillington Hall, we knew that the site would work very well for our model, given its close proximity to the town centre, and therefore leapt at the opportunity. We would like to express our sincere gratitude to Josh Sullivan for his efforts in handling the sale in such a professional and diligent manner. He worked tirelessly to ensure that the transaction went through despite the various challenges and issues that we faced. We look forward to working with Josh and Christie & Co in the future.”

Joshua Sullivan, Senior Business Agent in Christie & Co’s Hospitality team handled the sale and adds, “The sale of Tillington Hall Hotel to Restful Homes Group demonstrates the demand for secondary hotel assets which offer potential for alternative use, due to their need for significant capital expenditure. We are currently seeing an increase in the repurposing of existing hotel sites to various other uses such as care, whether for conversion or demolition altogether, likely due to the impact the COVID pandemic has had on the hotel sector.

“We ran a successful off-market campaign which led to significant interest not just from operators in the care and residential sector, but also existing hotel operators seeking to reinvest into the hotel and improve the overall product.”
