Highly successful Italian restaurant on the market

Specialist business property adviser, Christie & Co has brought to the market Nicolino’s Italian Restaurant in the Hampshire town of Emsworth.

Occupying a large semi-detached two storey property, Nicolino’s sits in a prominent high street position and provides 90 internal covers split into three areas, with a central wooden bar and booth seating. The first floor houses a private function room for up to 30 covers, and a one-bedroom owner’s flat which is accessible via a separate entrance.

The substantial site provides ample storage space with a paved courtyard area to the rear of the property, which can be accessed through the commercial kitchen or via an alleyway to the side of the property, and a two-storey outbuilding to the rear. Both of these can be utilised for alternative purposes by a new owner, subject to planning permission.

Ideally situated in the heart of the town, the business retains loyal, local custom and passing trade from visitors to the nearby cities of Chichester and Portsmouth, which are only a short drive away.

Having been owned and operated by head chef, Nicolino Diodovich since 1993, the business has grown significantly and enjoys a strong reputation for its good quality authentic food. Currently operating five days a week for both lunchtime and dinner trade, there is potential for a new owner to grow the business and increase revenue through extending the opening hours.

Now looking to move on to pursue other interests, Nicolino Diodovich comments, “I have thoroughly enjoyed living and working in Emsworth and have been overwhelmed with the support we have received over the years from the local community. I am sure that a new owner will be welcomed and supported in the same way that we have been.”

Richard Wood, Senior Business Agent at Christie & Co, is handling the sale and comments, “Nicolino’s is a highly successful restaurant in a great location that enjoys a strong local following. The business has grown to the point where it can now be smoothly taken over by a new hands-on operator who can live on site in the nicely presented owners’ flat, develop the existing trade and benefit from the experienced staff.”

Christie & Co is seeking an asking price of £650,000 for the freehold interest.
