Specialist business property adviser, Christie & Co, has been instructed to market Roseleigh Guest House in the picturesque spa town of Buxton, Derbyshire. The property is superbly located on Broad Walk, a popular pedestrian route that runs alongside the Buxton Pavilion Gardens. With Buxton also being situated on the edge of the popular Peak District National Park, the guest house is an ideal base to explore the region.

Under the ownership of Gerard and Maggi, the guest house has received an AA 4 Star Gold Award and has featured in the Good Hotel Guide for the last six years. The hotel has also long-maintained a five-star TripAdvisor rating.

The Grade II listed building dates back to 1871 and offers 14 guest bedrooms, a dining room which caters for 24 customers, and a guest lounge with views overlooking the Pavilion Gardens lake.

The characterful four-storey property also features five-bedroom owners’ accommodation which holds potential to be converted into additional letting rooms. New owners will have the opportunity to develop the food offering to include lunch, dinner, and afternoon tea.

Gavin Webb, Associate Director at Christie & Co who is handling the sale, comments, “This is an excellent opportunity to acquire a guest house business in a picturesque tourist location. The business has established a strong reputation with its loyal customer base, evidenced through its excellent AA and TripAdvisor ratings. This is an ideal acquisition for a lifestyle buyer who is possibly new to the hospitality trade.”

Current owners, Gerard and Maggi, comment, “Buxton is a vibrant spa town with a rich annual programme of arts festivals, and each summer sees the Buxton International Festival and The International Gilbert & Sullivan Festival held at the Buxton Opera House. The iconic, and now restored, Buxton Crescent and the prevalence of Georgian and Victorian architecture make the town a superb place to invest, especially as the gateway to the Peak District and to avail of the recent restoration and ongoing investment within Buxton.”

Roseleigh Guest House is on the market at offers over £1,350,000 for the freehold going concern.
