Located in the idyllic village of Elham, Canterbury, the Kings Arms lies in the heart of the North Downs, within the Kent Downs Area of Outstanding Natural Beauty.

The Kings Arms is a Grade II listed pub, with a large mature beer garden to the rear for around 60 covers and a courtyard area to the side.  The current owners have built up a good reputation over 13 years amongst both locals and the wider community.

The pub is split into two areas, with the main bar area to the front of the property and the restaurant to the rear. Directly above this is the three bedroom owners’ accommodation comprising three double bedrooms, a bathroom and a large living area.

James Hughes, Business Agent at Christie & Co’s Maidstone office handling the sale comments, “The Kings Arms is located in a lovely village and possesses all of the charm and character that you would want in a pub.

“The market is very buoyant in villages surrounding Canterbury, due to the beautiful locations and wide ranging footfall, and this would provide the perfect opportunity for someone who wished to take over a successful, established business.”

Christie & Co is seeking offers of £115,000 for the leasehold interest in the property, with an annual rent of £24,384.
