Mercian Developments to deliver luxury care home in Staffordshire for Borough Care
Specialist business property adviser, Christie & Co, has announced the sale of a development site with consent for a 76-bedroom, best-in-class care home scheme to growing regional not-for-profit provider, Borough Care.

The circa 2.8-acre care site is situated in a high-profile main road position close to the desirable market town of Uttoxeter in Staffordshire. Mercian Developments, part of the Mercian Group, which delivered the scheme, identified the site’s potential for elderly care and submitted a full planning application for the construction of the care home and nine affordable homes, which was consented to earlier this year.
When built, the luxury care home will meet a much-needed demand for market-standard wet room beds in a catchment which currently has a shortage of modern, quality provisions. It is anticipated that construction of the care home will be completed in Q2/2025, and will represent another home in Borough Care’s expanding portfolio in the West Midlands.
Luke Brittain, Land Director of Mercian Developments, comments, “We are absolutely delighted to have completed what has been an extremely challenging process due to the significant headwinds we’ve had to face in respect of both planning and the economy. Mercian had real confidence in the suitability of this site for the care sector and, thankfully, everyone’s perseverance has contributed to a successful conclusion. We are now excited to commence building what will be a fabulous new home for Borough Care and the surrounding communities.”
Chris Towers, Managing Director of Mercian Developments, adds, “This was a great team effort in delivering this opportunity, which will bring a state-of-the-art care home for the residents of Uttoxeter, and we look forward to working with Borough Care assisting them with their expansion.
Dr Mark Ward, CEO of Borough Care, comments, “Everyone at Borough Care is thrilled to finally get this project to the start line. It’s been a hugely challenging environment but through great partnerships and a bit of doggedness, we can finally begin to deliver our vision of modern, person-centred care, providing ‘Life in Colour’ for the amazing communities in Uttoxeter and the surrounding areas.
“This will be our third new care facility in Staffordshire in the past few years and we know what a wonderful place it is to work. We continue exploring new opportunities with Mercian and a range of other partners, to continue our strategic and geographic growth. Our thanks to Mercian, Christie & Co, and all our partners and supporters who have made this possible. We can’t wait to open the doors to residents in 2025.”
The deal was handled by Jordan Rundle and Sara Hartill at Christie & Co.
Jordan Rundle, Director - Healthcare Development & Investment at Christie & Co, comments, “It was great to work with Mercian on another successful project and we are delighted to have sourced an excellent operating partner for the scheme in Borough Care, which is a leading not-for-profit provider in the region. The scheme includes state-of-the-art energy efficiency upgrades to the specification resulting in strong sustainability credentials, and will provide a much-needed future-proof care accommodation for the growing elderly population in Uttoxeter.”
The site was transacted at an undisclosed price.
