Suffolk site with full planning permission is up for sale

Specialist business property adviser, Christie & Co, has brought to market a 75 bedroom care home development site in Stowmarket, Suffolk.

This site is situated in a highly accessible prime town-centre location circa 300 metres from an abundance of high street amenities which include shops, a Post Office, library, supermarkets, theatre, hotels, public houses, restaurants, and cafés.
 
It sits just 100 metres south of Stowmarket train station which is on the main rail line leading directly to Ipswich, Norwich, and Cambridge, and is just a four-minute drive from the A14. There are also several bus routes within walking distance.
 
Planning permission for the site was granted in September 2020 for the ‘erection of a care home and 93 residential apartments with associated car parking and amenity spaces.’ This state-of-the-art care home design also includes 100 per cent en suite wet rooms. There is a proposed GIA of 3,804 square metres equating to circa 50.7 square metres per resident, and potential to increase this by including a basement subject to planning permission.
 
There is also an opportunity for the buyer to acquire adjoining land which is consented for 93 residential apartments and may therefore appeal to a variety of care operators, care village operators, retirement developers and Housing Associations alike.
