Traditional Kentish village pub brought to the market

Specialist business property adviser, Christie & Co has brought to the market The Hop Pocket, a traditional country pub in the Kent village of Bossingham.

The detached two storey pub has a traditional country feel with its exposed wooden beams, open fireplaces and modern décor, and caters for up to 70 covers in the open plan bar and restaurant area, which is served by a good sized commercial kitchen. The property also comes with the added benefit of a one bedroom owner’s flat with a lounge, separate kitchen and bathroom. Externally, the property features a substantial rear trade garden for 100 covers as well as a large car park for 50 vehicles.

There is also the potential to develop the plot of land which lies next to the car park, to the rear of the property, which could be used to create letting accommodation, subject to obtaining the correct planning permissions.

Bossingham is a village situated close to the cathedral city of Canterbury and Kent Downs Area of Outstanding National Beauty, allowing the business to benefit from the large number of walkers, locals and visitors drawn to the area. The Hop Pocket has an established reputation as a high quality pub serving a full and varied menu, together with fine, locally brewed ales.

James Hughes, Senior Business Agent at Christie & Co is handling the sale and comments, “The Hop Pocket presents a fantastic opportunity to acquire a well established and desirable business with a strong following.

“The pub is already well decorated, creating an easy transition for an incoming buyer to open the doors straight away. Rural freehouses are very much in demand at the moment, especially in the south east, which is a desirable location for lifestyle buyers, and also due to Kent being a popular UK tourist destination.”

Christie & Co is seeking an asking price of £415,000 for the freehold interest of The Hop Pocket.
