York guest house sold through Christie & Co to be converted

Specialist business property adviser, Christie & Co has sold The Hazelwood, located in the heart of York, to a regional property development company.

The 13 bedroom guest house occupies a substantial Victorian property set across five floors and features a well maintained, walled garden to the rear. The property is situated in York city centre, within the city’s Gillygate Conservation Area, one of 24 areas which define York’s unique historical and architectural heritage.

The current owners, Ian and Carolyn McNabb, have owned and operated The Hazelwood for over 25 years and decided to sell in order to retire. They comment, “After 25 years of profitable trade in York, we now wish to pursue retirement alongside other property development opportunities along the way. We have very fond memories of The Hazelwood and we wish the new owners all the best developing the property. The timing of the sale was perfect for our plans and we thank Sam Ashton at Christie & Co for his hard work and persistence with the transaction.”

Having been purchased by a regional property development company, the property will be converted into a supported living facility with eight apartments, following the new owners acquiring planning permission to develop the site.

Sam Ashton, Business Agent at Christie & Co handled the sale and comments, “Throughout the marketing of the Hazelwood I was not surprised to see a variety of buyers looking at this opportunity as a going concern and for residential development. Ultimately, the convenient central location of this property made it ideal to develop into accommodation. I have seen great conversion demand for guest houses particularly in Harrogate and York over the last six months and predict this will continue.”
